The two systems, and where they meet
Land in the hills is recorded in Ropani: one Ropani is 16 Aana, one Aana is 4 Paisa, one Paisa is 4 Dam. Land in the Terai is recorded in Bigha: one Bigha is 20 Kattha, one Kattha is 20 Dhur. A single plot can only be in one system, so a deed from Kathmandu will not mention Bigha, and one from Jhapa will not mention Ropani.
What the two share is area. One Ropani is 5,476 sq ft (about 508.7 m²), and one Bigha is 72,900 sq ft (about 6,772.6 m²) — so a Bigha is a little over 13 Ropani, and this converter goes through square feet to move between them.
One Aana of 342.25 sq ft is the figure you will see quoted most often in Kathmandu Valley property listings, and one Dhur of 182.25 sq ft serves the same purpose in Terai towns.
Converted at the standard survey factors. Registered deeds sometimes carry slight local variations, so use the figure on your lalpurja when it matters legally.
